By booking, you agree to the following rental agreement. WELCOME!! We are so glad you have decided to book with us! Our goal is to ensure you have a 5-star stay and choose to book with us again in the future. Please be respectful to the home and those around you. If you cause damage, notify the owner immediately. The home will be professionally cleaned prior to your arrival following CDC guidelines. There is no daily housekeeping service. Ladies please use the black wash clothes for makeup. Do not remove towels from the premise. In this manual you will find details about our property. HOUSE RULES We have a few house rules you should be aware of. Must be 24 to book. #1 – Check In is at 4 pm. • We cannot offer early check-ins or late departures. This is to allow our cleaning crew ample time to make sure your cabin is thoroughly cleaned and sanitized before and after your stay. #2 – Check Out is at 10 am. • Our cleaners need time to turn over the property before the next guests arrive. Please respect their time and vacate the property by 10am. Late check out will incur additional fees of $100/hour. #3 - Number of Guests • Ensure your total number of guests matches that on your booking. We unfortunately may need to levy charges for additional guests of $50 per person/ night who are not accounted for on your reservation. The home can accommodate up to 8 adults comfortably. #4 – No Parties, Weapons, Drugs, Loud Music, Smoking or Pets • Please respect the safety and well-being of those around you while staying at our property. Anyone found in violation will be asked to vacate the premises immediately. Be respectful of others and keep noise to a minimum after 10PM. Cigarette butts and pet hair will automatically incur additional fees. If you absolutely must smoke, please do so outside and clean up after yourselves. Absolutely NO PETS or SMOKING allowed in the home. #5- Personal Belongings • Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Items left behind after check out are not the responsibility of the homeowner. #6- Furnishings/Shower • Keep the property and all furnishings in good order, removing any items from the home including living and kitchen furnishings is not permitted. • Please make sure shower curtain liner is INSIDE the tub and completely CLOSED when showering. #7 Hot Tub • Hot Tub: No children under the age of 18 permitted in hot tubs at any time [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility, use at your own risk. Swim attire only. Our housekeepers drain, sanitize, refill and replenish chemicals in the tub prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND, SIT OR PLAY ON THE HOT TUB COVER. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged to replace. When not using the hot tub, leave cover on so hot tub will stay warm. Do Not Overfill the Hot Tub. DO NOT introduce any foreign substances (such as soaps, cleaners, perfumes…) into the hot tub. There is a floating bromine disperser that keeps the pH level, etc. where its supposed to be. Please do not adjust or remove the disperser. You will be held responsible for any and all additional cleanings and refunds to future guests due to negligence. #8 The cabin is on a septic system, DO NOT flush any paper towels, Sanitary products, tissues, hair, baby wipes, or Flushable wipes down the toilet. #9 Stairs/Steps • Be careful of stairs and steps on the property, WATCH YOUR STEP. You are responsible for your own safety. #10 Owners storage • There is a locked door area in the hall as you enter, these are off limits. Please DO NOT tamper with or try to open. If damage or tampering is found or if items are missing you will be charged a fee of up to $3000 and legal action will be taken. #13. We do NOT offer refunds for weather, natural disasters, power outages, or anything else outside of our control. #14 GAS GRILL-shut off the propane when you're finished grilling. DO NOT ADD CHARCOAL TO GAS GRILL! #15. Trash • Any garbage must be stowed in the proper garbage receptacle, located by the front stairs. Our cleaners will empty out your trash at the end of your stay BEFORE 10 AM CHECKOUT -Please empty fridge & take all trash outside to the receptacle located near the front door. -Please load dishes into dishwasher and run it. -Log out of your Netflix/Hulu/Prime etc. accounts -Please shut & lock all windows and doors. GUEST TERMS OF USE (OTA BOOKINGS) You (collectively, “Guest”) and Clint Neshem (“Host”) have executed these Guest Terms of Use (“GTUs”) which, together with any documents they expressly incorporate by reference, govern your access to and use of the short-term rental premises referenced in the booking platform from which you booked the short-term rental premises (the “Premises”), regardless of the booking platform (the “Booking Site”). Host and Guest may be referred to individually as a “Party” and collectively as the “Parties.” The GTUs comprise the following: 1. Short-Term Guest Agreement (“Agreement”); and 2. Guest Policies, Terms, and Procedures (“GPTP”). The documents comprising the GTUs are included in the following pages of this document. Please read the GTUs carefully before booking the Accommodations (as defined below). These GTUs are in addition to any rental agreement entered into by Guest on the Booking Site. If any specific provisions of these GTUs conflict with specific provisions specified in the Booking Site agreement, the Booking Site agreement shall control to the extent of the conflicting provisions only. By continuing with your booking, you accept and agree to be bound to and abide by these GTUs. If you do not want to agree to these GTUs you must cancel your booking of the Accommodations immediately. I, the Guest (1) understand and acknowledge that I am the Guest who is primarily responsible for the booking; (2) agree to comply in all respects with the GTUs specified on the following pages of this Agreement; and (3) approve the charge of the fees specified in this Agreement and the Booking Site Agreement. SHORT-TERM GUEST AGREEMENT This Short-Term Guest Agreement (the “Agreement”) is executed by Host and Guest in reference to and as an integral part of the Guest Terms of Use (“GTUs”) in which it is included. In exchange for the mutual promises and other good-and-valuable consideration specified in this Agreement and the GTUs, the receipt and sufficiency of which the Parties each acknowledge, the Parties each agree as specified below. 1. THE ACCOMMODATIONS 1.1 In consideration of Guest’s agreement to comply with the Guest Policies, Terms, and Procedures specified in the following pages of this Agreement (“GPTP”), Host agrees to provide to Guest the following (referred to collectively as the “Accommodations”): 1.1.1 Access to the short-term rental premises identified by the Booking Site (the “Premises”); and 1.1.2 Services and amenities related to the Guest’s access to and use of the Premises. 1.2 Host has fully supplied, equipped, and furnished the Accommodations, which includes but is not limited to the following (referred to collectively as the “Amenities”): 1.2.1 Electronic door locks; 1.2.2 Sheets, blankets, bedspreads, pillows, and bath towels; 1.2.3 A kitchen, complete with refrigerator, freezer, stove, oven, dishwasher, coffee maker, blender, toaster, pots & pans, cooking utensils, cups, dishes, and flatware; 1.2.4 Clothes washing machine an...
